Have you received a letter saying a Milestone Inspection is due for your building?

In order to comply with F.S 553.899, a structural inspection for condominiums and cooperative buildings three (3) stories or taller is required.

Step 1.Submit your Phase One Milestone Inspection Report

The Milestone Inspection applies to your building if it meets one of these requirements:

  • Buildings 30 years old before July 1, 2022, must inspect by December 31, 2024.
  • Buildings turning 30 between July 1, 2022 and December 31, 2024, must inspect by December 31, 2025.

Exemptions: These requirements do not apply to a single-family, two-family, or three-family dwelling with three or fewer habitable stories above ground.

Certified letters will be mailed to condominium and cooperative associations in which the milestone inspection is due. Inspections are due within 180 days of receipt of the letter unless due date is specified above.

Step 2.City Phase One Review

We will respond within one business day. The response will include your case number as well as the review due date. Please allow five business days for review from the date of response. You can track the progress of your report at anytime in Project Lookup.

If the Phase One Milestone Report review is approved, no further action is required until the following 10-year Milestone One Report.

Step 3.Submit a Phase Two Milestone Report

If the Phase One Milestone report was disapproved due to findings within the report, a Phase Two Milestone report is required.

What is a Milestone Inspection?

The Milestone Inspection is a mandatory structural safety check for condominiums and cooperative association buildings three (3) stories or taller. This includes condos within an apartment community. The Milestone Inspections must be completed by a licensed architect or engineer, authorized to practice in the state of Florida.

What needs to be in the milestone report?

Please refer to s. 553.899, Florida Statutes, for the specific requirements relating to these inspections and your obligations under the law.

When is the Phase One report due?

180 days from receiving the certified letter unless you fall within the below timeframes,

  • Buildings 25 or 30 years old before July 1, 2022, must inspect by December 31, 2024.
  • Buildings turning 25 or 30 between July 1, 2022 and December 31, 2024, must inspect by December 31, 2025.

When is the Phase Two report due?

180 days per FS 553.899 7(B)

What is the timeframe I have to pull a permit after submitting the report?

You will have 365 days to pull a permit after submitting.

What happens if I don't comply?

If you should fail to comply with the statutory requirements of s. 553.899, Florida Statutes, proceedings may be initiated against you as authorized by law.
