Verified Legal Description Form Guidelines and Standards

Applicant Requirements

  • General: A current, complete metes and bounds legal description must be submitted by the applicant, for each annexation and or abandonment verification. Annexations require a current, full size boundary survey. Abandonments require a current 8-1/2” x 11” sketch of description. See the planning application form(s) for other requirements.
  • Text: Uppercase, 10-point text height (minimum), with a legible and easily read font (such as Arial or Times New Roman), with limited to no abbreviations.
  • Margins: No less than a half-inch margin on all sides. Form must not be skewed when submitted.
  • Page numbering: All pages to have numbering for each page at the bottom (such as Page 1 of 1, Page 1 of 2, etc.) It must be at the bottom of the legal description.
  • Signature: The applicant/submitter shall print or type their complete name and if they are a surveyor, include their business name and place their signature on the line below and provide the date of the signature.
  • Acreage: All legal descriptions submitted shall have a total acreage provided. If the legal includes multiple parcels there will have to be an acreage for each parcel as well.
  • Forms: All legals to be submitted on the city’s “verified legal description form” (used for first page only.) Original printed or digital forms only, no copies, scans, reproductions or faxes. If printed must be on 8-1/2” x 11” paper.
  • Submitted documents: All submitted documents and/or plans, surveys, etc. Should be full-size, preferably originals, no faxes or reduced or scaled copies permitted.
  • Documents: All documents referenced in submitted legals are to be supplied with legal when submitted for verification, see examples below:

Official record book(s), minute book(s), deeds, judgements, agreements, surveys, roadway plans, right-of-way plans and maps, civil actions, etc..

Above documents must be complete and legible.

City Staff Requirements

  • File number: Planning case number needs to be included on all correspondence. Make sure to include the multiple case numbers if the legal is for more than one case.
  • Subject exhibits: A complete and legible subject exhibit shall be submitted, for each verification. The boundary of the affected property(s) shall have a darkened border. The exhibits and surveys shall include a north arrow, surrounding street names, lot or metes and bounds parcel numbers, case number, case title, date and creators name.
